Shoreditch is one of those parts of London where the surface looks modern but the infrastructure underneath often tells a different story. Converted warehouses, refurbished office buildings, exposed brick — and beneath it all, drainage systems that weren’t designed with today’s busy commercial environments in mind. This job was a good example of that.
The problem — a damaged manhole cover inside a working office toilet
A commercial client in Shoreditch got in touch after noticing their internal manhole cover had become damaged. It wasn’t in a yard or a plant room — it was sitting in the middle of a toilet floor used by office staff every day.
That changes things. You can’t leave an uneven or broken cover in a space like that. It becomes a trip hazard, it looks wrong, and it raises real concerns about safety. The client needed it sorted quickly, but they also needed the disruption kept to a minimum. The toilet had to be back in use as soon as possible, and the finished result had to be neat — not a patch job that would stick out from the rest of the floor.
There were three things they were most concerned about:
- The surrounding floor tiles being damaged during the work
- The new cover sitting proud or uneven once reinstated
- The toilet being out of action for longer than necessary
All fair concerns, and ones we took seriously from the start.
How we approached it
The first step was carefully breaking out the floor around the existing manhole using specialist cutting and breaking tools. The idea here is to minimise collateral damage — you’re working in a tight space, close to tiles and finishes that need to stay intact, so you can’t just go in heavy-handed.
Once the old cover and frame were removed, we set a new recessed manhole frame to the correct height. Getting this right matters — the frame has to sit at precisely the right level so the cover ends up flush with the surrounding floor once everything is reinstated.
From there, we re-concreted the area using rapid-setting concrete, which allowed us to level and finish the reinstatement without leaving the toilet out of use any longer than necessary. The cover we fitted was a recessed internal type, specifically designed for use in tiled floor environments — so it sits discreetly rather than standing out.
The result
Once the work was finished, the manhole cover sat flush with the floor — level, secure, and visually discreet. The surrounding area was left clean and tidy. We checked everything thoroughly before handover, including confirming the cover was fully secure and safe for daily foot traffic.
The client was pleased with how neat the finish looked and commented on how quickly the job had been completed with minimal disruption to the office.
